Who We Are
The firm of Don W. Ledbetter, PLLC has been practicing law in Texas for over 30 years. We have experience in both residential and commercial real estate transactions. Our firm is primarily engaged in the production/review of real estate legal documents for both residential and construction loans. With our experienced staff we provide the service needed for our clients to succeed.

We pride ourselves on our attention to customer service and accuracy. We strive to adjust our process to fit the needs of our clients. We try to make doing business with us a seamless process for everyone. We work to keep the process as simple as possible to avoid any lag time in getting the documents you need us. We are sensitive to the fact that by the time a loan gets to closing, everyone’s pushing to get it closed quickly.
We can provide you with document preparation, document review and construction loan documents as well as some commercial document packages. When doing our document preparation or review, we always review the title commitment and survey to make sure you are protected. We prepare/review purchases, refinances, purchase plus improvements, one time close, commercial lines of credits, etc.
Our Team
Dann Barbakoff
Dann Barbakoff is a seasoned real estate and RESPA attorney. With over 20 years of legal experience in insurance and risk management, real estate law and litigation, RESPA, and title and escrow claims, Dann brings extensive knowledge and expertise to the industry. He has consulted on tax, legal, and general 1031 exchanges and other complex tax structures nationwide, advising land title associations and real estate boards on complex legal and economic matters.
As a sought-after speaker, Dann has presented to realtors, investors, and commercial real estate professionals across the U.S. on legal, tax, and strategic asset growth opportunities.
Known for his creative and innovative solutions, Dann is dedicated to helping clients maximize their investments through tailored strategies that enhance asset valuation and growth.
Anne Underwood
Anne has been a lawyer for more than 25 years and has built a diverse career spanning commercial real estate, estate planning, probate, and title work. A Dallas native, she earned both her B.A. with Honors and her J.D. with High Honors from the University of Texas at Austin, where she also served on the Texas Law Review and was named to the Order of the Chancellors.
Anne began her career in the real estate section of a well-established national law firm before moving in-house as she started her family. She later joined a major title company as underwriting counsel - her introduction to the title industry - and expanded her practice at a boutique firm handling estate planning and probate. Known for her communication skills, responsiveness, and ability to truly understand client needs, Anne excels at guiding families through complex or emotional matters with practical, cost-effective solutions.
She especially enjoys helping clients navigate estate planning and probate, believing that thoughtful planning is one of the greatest gifts someone can leave their loved ones. Whether representing major corporate clients or local families, Anne delivers the same level of care, clarity, and problem-solving.
When she’s not working, you’ll find Anne traveling, practicing yoga, or spending time with her three children.
Heather Nelson
Heather brings a wealth of experience to the title industry, with a career deeply rooted in lender and title relationships, including attorney review, closing, funding, and document preparation. Having successfully closed and funded every loan type across all fifty states, she has found her true strength and passion in serving clients in Texas.
Confident in her knowledge yet always eager to learn, Heather values collaboration and embraces opportunities to grow from the experiences of others. A proud Army Veteran and licensed Esthetician, she carries with her both discipline and a dedication to service.
Born and raised in The Colony, Texas, Heather is passionate about the ever-evolving nature of the real estate industry and thrives on adapting to its constant changes while providing excellence in every transaction.
Melissa Alexander
Born and raised in Rhode Island, Melissa has built an impressive 25-year career as a paralegal. In 2015, she relocated to Texas to escape the cold weather and embrace new opportunities in the Lone Star State.
Professionally, Melissa is known for her expertise in drafting complex commercial real estate loan documents for lenders, as well as handling commercial and residential construction loans. Her background also includes valuable experience in corporate law, estate planning, and probate. Throughout her career, she has been recognized for her ability to build and maintain strong client relationships.
Dedicated to providing exceptional service, Melissa’s goal is to meet the needs of every client promptly and professionally. She prides herself on her integrity, ethics, and the high standards she upholds as a representative of her firm.
Melissa earned an associate's degree in Paralegal Studies, graduating with Highest Honors in 2002 at Community College of Rhode Island, and went on to earn a bachelor's degree in Business Administration, graduating Magna Cum Laude from Grand Canyon University in 2020.
Outside of work, Melissa enjoys writing, walking nature trails, hitting the gym, and spending quality time with her children.
